The Greater Hobart series summarises actual established-house transfers recorded for the ABS capital statistical region, one quarter at a time. Its value is the median transfer price—the middle observation once completed transfers are ranked—not an average across every property in Hobart. It also carries no information about the number or characteristics of homes that did not transfer. That matters because a different quarterly mix can alter the midpoint independently of any one dwelling’s experience. ABS publication follows a quarterly cadence.
