The year-on-year change field and positive median requirement come from the suburb dataset's Valuer-General-derived price data; the ABS Census population field enforces a minimum of 200 residents. That combination removes unpriced records and limits extreme rankings from tiny Statistical Areas. The freshness note uses the latest price period returned for the state, although suburb-level observation windows and sale counts can vary. A lower median may reflect a different selection of transacted homes, particularly where turnover is modest, rather than a uniform change across the local housing stock. These results are descriptive aggregates only. They do not identify mortgage stress, predict subsequent prices, value an address or constitute advice to enter or leave a South Australian market.
