Unpriced suburbs are removed rather than allowed to display $0, and a 200-resident minimum guards against tiny Statistical Areas creating outsized medians. The page publishes the freshest price period found across the state payload, while some local series can have different effective dates or transaction counts. The top of the table reflects observed median prices, not necessarily the most expensive individual sales or today's asking market. Housing mix, lot sizes and turnover can materially influence position. No row is a valuation, quality score, forecast, return estimate or advice about purchasing or selling South Australian property.
