This table starts with Victoria's highest latest median house price and works downward through eligible suburbs. The suburb summaries draw price data from Valuer-General sources and demographic context from the ABS Census. A zero median means no usable price observation, so it never appears as $0; areas with fewer than 200 residents are screened out to avoid fragile comparisons based on very small Statistical Areas. The newest period in the response is shown as the data vintage, although individual suburb medians can cover different sale periods. A high midpoint can be shaped by the kinds of properties that happened to transact and by low turnover. It is not a measure of live asking prices, prestige, rental yield or likely appreciation, and it cannot value an individual Victorian property.
