About this ranking

Victorian suburbs are ordered here by year-on-year median house-price change, with the largest reported increase first. The ranking uses the published year-on-year change and latest median, based on state Valuer-General-derived sales data, and applies the ABS Census population field as a quality screen. Unpriced suburbs and places with fewer than 200 residents are left out. The page's period is the most recent price timestamp present in the state response rather than a guarantee that every suburb was measured over precisely the same transactions. Median growth is sensitive to sales composition: more large homes selling this year can lift the midpoint even if comparable dwellings are unchanged. This historical list therefore measures changes in published suburb medians, not owners' realized returns. It offers no forecast, market timing signal or recommendation about where to purchase property.
