Growth is the year-on-year change published for each priced suburb, whose price series is derived from state Valuer-General records; population comes from the ABS Census. Rows with no current median or fewer than 200 residents are removed before the percentages are compared. The displayed data period identifies the newest observation available across the response, while coverage can still vary by suburb. A rising median is not a repeat-sales index: the mix of homes sold in two periods can change, especially where turnover is light. Consequently, the result describes movement in published medians rather than capital growth for every property. It is historical, does not forecast the next period and should not be treated as investment or purchasing advice.
