The underlying suburb summaries combine Valuer-General-derived price observations with ABS Census population and income fields, published at suburb level. Unpriced suburbs are excluded rather than displayed as zero, and the 200-resident floor reduces the chance that a very small Statistical Area produces a misleading headline median. The page reports the freshest period found in the state data, but that does not guarantee identical sale windows for every row. Expensive medians can reflect dwelling mix, scarce turnover, larger lots or a handful of transactions as well as location demand. This table does not measure quality, future returns, borrowing capacity or the price of a particular address; it is a descriptive comparison of published suburb-level medians only.
